Current Planning & Land Use Projects

The Community Development Department regularly posts information about current development projects, including timelines for project approval and hearing dates.

Land use applications are reviewed according to timelines set out in the Cheney Municipal Code, Title 23, and applicable state laws.

Usually the applications are reviewed by city staff in various departments prior to being presented to the public for comment. Environmental reviews associated with land use applications are governed by the State Environmental Policy Act (SEPA).

Land Use Projects


LUA2017-007 Golden Hills Phase 5 & 6 Preliminary Plat and PUD Amendment


Location: Southeast of the intersection of Washington ST and Mike McKeehan Way, county parcel numbers 13123.2001 & 13123.1301
Description: The applicant, Rick Holt of Holt Surveying & mapping, representing JD Cheney LLC and JAMM Development LLC, proposes to modify an existing plat/planned unit development by subdividing two large existing lots with separate ownership and zoning (R-1, Single Family Residential, and R-2, Two-Family Residential) into 43 single family residential lots and 23 two-family residential lots served by new and existing public roads and utilities.  The existing PUD (Golden Hills) to be modified based on road layout, lot width and lot layout changes.  The complete file may be reviewed in the Permit Center of the Planning Department during the hours of 8 a.m. to 5 p.m. Monday through Friday.

L16-011-PP-V-SE View Acres 5th Addition Preliminary Plat


Location: Ridgeview Drive to Hillview Drive
Description: This is a proposal for a preliminary plat for the development of 28 single family (R-1) residential lots in a previously platted continuation of Ridgeview Drive, extending northeast intersecting with Hillview Drive. Included is a variance for ten of the lots, as they exceed the 9,000 square foot maximum that is identified in the municipal code.
